Luxury flats in Thane: a locality-by-locality guide to Thane’s premium pockets
Looking for luxury flats in Thane? Compare 6 posh areas, property rates, carpet area, connectivity, projects and what each locality offers in 2026.
Key Takeaway
- Six pockets stand out among the posh areas in Thane in 2026: Hiranandani Estate, Pokhran Road 1 and 2, Panch Pakhadi, Kolshet Road, Balkum and Manpada, and Vasant Vihar.
- Luxury flats in Thane ask ₹20,500 per sq ft on carpet at Kolshet Road and ₹25,000 at Panch Pakhadi and Hiranandani Estate. Individual buildings run to ₹29,250.
- ₹2.5 crore all in buys about 890 sq ft carpet at Panch Pakhadi and about 1,090 sq ft at Kolshet Road. Two hundred square feet, same cheque.
- At that budget you shop entry configurations. The named 3 BHK homes in this guide start near ₹2.92 crore all in.
- Metro 4 is not carrying passengers yet. On 23 August 2026 the opening stretch was awaiting its safety report. It reaches five of these pockets; Panch Pakhadi waits for a later phase.
Buyers looking for luxury flats in Thane arrive with a shortlist of names. Here, a name is a range wide enough to swallow the difference between two very different homes.
Take Vasant Vihar. Published asking rates span ₹10,400 to ₹28,800 per sq ft, a spread of nearly three times inside one locality.
Hiranandani Estate makes the point from the other end. It stands inside Kavesar, where listings average ₹16,650; the estate asks around ₹25,000. Fifty percent more than the ground it sits on.
So the best place to live in Thane is the pocket that bends toward the life you want. The question is what that bend costs elsewhere, because all six charge something.
True North advises buyers in Mulund and Thane only. Here is what each does well, and what it takes back.
What counts as luxury in Thane in 2026?
Two filters, and both hold.
The money filter is ₹2.5 crore, all in. Thane City’s average registered home price was ₹1.22 crore in CY 2025 (CRE Matrix with CREDAI-MCHI, January 2026), so ₹2.5 crore is roughly double what the city actually registers.
The gap is wider than it looks. Between FY2020 and FY2025, 42 percent of Thane launches were 1 BHK and another 45 percent 2 BHK (ANAROCK). Luxury apartments in Thane sit at the top of a market built mostly of compact homes, which is why a locality average describes a flat you are unlikely to be shopping.
The second filter is the home. A 3 BHK from roughly 900 sq ft carpet, in a project with podium or township scale, from a developer with delivered stock in Thane. A compact flat at a high rate is an expensive flat; it takes both filters to reach luxury.
Now the arithmetic that decides everything below. Your ₹2.5 crore is all in. A developer’s “from ₹X crore” is agreement value. The gap between them runs to ₹27 lakh on this budget, and mistaking one for the other is the costliest routine error we correct.
Work backwards through 7 percent stamp duty, ₹30,000 registration and 5 percent GST, and ₹2.5 crore all in supports an agreement value near ₹2.23 crore on an under-construction home.
A ready home with an occupation certificate carries no GST, so the same budget supports ₹2.33 crore. A woman as sole owner pays 6 percent duty, worth roughly ₹2 lakh more.
One honest caution about ₹2.5 crore. Gross up the named 3 BHK homes in this guide the same way and they start near ₹2.92 crore all in, at Kalpataru Eternia and Lodha Amara. So ₹2.5 crore puts you in an entry configuration, a lower floor, or an earlier phase. The carpet column below compares rates between pockets, nothing more.
Every rate here is an asking price, dated August 2026. Registered prices run lower, so ask for transacted comparables in the tower.
Hiranandani Estate
Asking ₹25,000 per sq ft on carpet, August 2026.
Of all the luxury projects in Thane, this is the only one that works as a town. 375 acres, more than 10,000 families, and the essentials sit inside the gate: Hiranandani Foundation School, Hiranandani Hospital, and The Walk, the estate’s retail boulevard, with office space taken by TCS, WeWork and Quantum.
Which means a fourteen-year-old here reaches school, a chemist and a coffee without anyone driving them. In Thane that is rare enough to be the whole reason people buy.
Hiranandani Westgate is the currently selling address: 2, 3 and 4 BHK, carpet 483 to 1,761 sq ft, MahaRERA P51700077268 for phase one.
Published sources give Westgate two possession dates, December 2029 and October 2031. That is a 22-month spread on the number governing your rent, your loan and your move date, so get it committed in writing before you shortlist.
What the estate charges you is distance: Thane railway station 8.9 km away on the developer’s own page, the Eastern Express Highway 5.5 km, everything outside the gate a drive.
The second charge shows up on the chart. Over five years the Ghodbunder Road corridor appreciated about 4.5 percent while Khopat, in the old Thane core, moved 57.7 percent. The corridor began from a lower base and absorbs the heaviest new supply. Buy this estate for how you will live in it.
Pokhran Road 1 and 2
Road 2 asks ₹24,400 per sq ft, August 2026. Road 1 has no separately published figure, and the ₹20,350 you may be quoted for “Pokhran Road” blends both.
Road 1 runs closer to Thane station and the Eastern Express Highway. Road 2 runs parallel to Ghodbunder Road, further out. And Road 2 asks more.
That inversion has a cause. Road 2 holds the newer launches while Road 1 carries older cooperative stock, which drags the blended figure down and makes it useless for anyone shopping a new tower.
On Road 1, Raymond’s The Address by GS Season 3 opens around ₹2.72 crore and runs to ₹5.15 crore across 3, 4, 4.5, 5 and 6 BHK (MahaRERA PR1335052500430, possession December 2029).
On Road 2 the anchor is Oberoi Garden City Thane: 75 acres, 934 homes, 3 BHK carpet 1,411 to 1,900 sq ft, ₹3.25 crore to ₹4.38 crore (MahaRERA P51700078072). Divide the first two numbers and you get roughly 12 homes per acre, one of the lowest densities among luxury residential projects in Thane. Hold that figure.
The corridor’s weakness is concentration. Raymond controls a large share of the new supply here, which thins your negotiating comparables. We build the comparison set from adjoining pockets instead.
Panch Pakhadi
Asking ₹25,000 per sq ft on carpet, August 2026. ANAROCK put it at ₹23,000 in July 2025.
Panch Pakhadi is the walkable one. ANAROCK’s Thane report places it roughly 1 km from Thane railway station and roughly 1 km from the Eastern Express Highway. Viviana Mall is adjacent; Jupiter Hospital sits beside it.
It borders Naupada and Teen Hath Naka, so the stock is old cooperative societies with new single-tower luxury slotted between them.
The largest parcel left here is 12.6 acres, and it belongs to L&T Evara Heights: 1,311 homes at about 104 per acre, 2, 3 and 4 BHK from 750 to 2,235 sq ft carpet, ₹2.09 crore to ₹6.34 crore, possession stated as April 2030.
Read that date against the pocket’s appeal. You are buying central Thane and living somewhere else until 2030.
Watch the addresses here. Raymond’s towers on pincode 400606 are marketed as Panch Pakhadi by some sources, as Pokhran Road 1 or Jekegram by others, so two “different” projects quoting similar rates may be the same land.
The metro arrives late too. ANAROCK places the nearest planned Line 4 stations, Teen Hath Naka and RTO Thane, about 1.2 km out, and neither is on the opening stretch. Best road and rail access of the six today, longest metro wait tomorrow.
Kolshet Road
Asking ₹20,500 per sq ft on carpet, the lowest of the six, August 2026. ANAROCK put it at ₹20,200 in July 2025.
The cheapest per square foot and the most open space, and those two facts share a cause. Kalpataru Parkcity and Lodha Amara are the two largest luxury residential projects in Thane by land parcel, and nothing bigger is left.
Parkcity spans over 100 acres. Inside it sits NaMo Grand Central Park: 20 acres, over 3,500 trees and a three-acre lake, built with the Thane Municipal Corporation.
Kalpataru Eternia offers 3 BHK from ₹2.60 crore, possession December 2029. Estella runs 4 BHK from ₹4.80 crore, possession 2032. Immensa’s four-bed homes are quoted ₹4.16 crore to ₹4.99 crore all inclusive, occupation certificate already in hand.
Lodha Amara is the other anchor: 40 acres, roughly 8,457 homes across 50 towers, possession from December 2027, its 1,165 sq ft 3 BHK quoted around ₹2.60 crore. That works out to 211 homes per acre, against 12 at Oberoi Garden City. Both are legitimate products for different buyers, and neither price list tells you which one you are looking at.
ANAROCK puts 2 BHK homes at 54 percent of supply here, which leaves ₹2.5 crore at the top of a market whose centre of gravity sits well below it. The Kolshet Industrial Area also remains a working belt beside the newer towers. Drive the approach road at 9 am on a Tuesday.
Balkum and Manpada
Balkum asks ₹21,450 per sq ft, Manpada ₹22,650, August 2026.
Two adjacent pockets, and the clearest case for checking a claim.
Balkum is defined by Piramal Vaikunth, a 32-acre township at Balkum Naka with Clusters 1, 2, 3A, 4 and 4A delivered. It is one of the few luxury projects in Thane still selling at township scale. Cluster 3B launched on 23 July 2026: a 51-storey tower with 2, 3 and 4 BHK homes (MahaRERA PR1332022601156), pricing held back from the announcement.
Dosti West County is the other large presence, a 105-acre masterplan with an on-site Euro School. Its published agreement values stop below ₹2.23 crore, so it shapes the pocket without competing for its buyer.
Here is the claim to check. Balkum is widely marketed for its proximity to the Thane-Borivali twin tunnel. MSRDC’s own project page places the Thane-side portal at Tikuji-Ni-Wadi, in Manpada, and independent reporting through August 2026 agrees.
Balkum’s real infrastructure story is a different road. The Thane Coastal Road runs Kharegaon to Gaimukh via Balkum: ₹2,727 crore, 13.45 km, reported 28 percent complete in May 2026 against a December 2028 target. The one most brochures leave out.
Manpada holds the tunnel mouth and a station on Metro 4’s opening stretch, Tikuji-ni-Wadi. Lodha Bellavista is its luxury address: 3 BHK 1,047 to 1,465 sq ft carpet, the larger quoted around ₹3.62 crore, and 4 BHK 1,588 to 1,965 sq ft at ₹3.93 crore to ₹4.86 crore (MahaRERA P51700024060 and P51700024815, possession July 2027).
Kalpataru Hills, delivered here in 2018, runs 619 homes on 6.42 acres, about 96 per acre. Neither Piramal Vaikunth nor Dosti West County publishes a unit count, so Balkum’s density is unknown publicly. Ask for it before comparing the pockets on anything beyond price.
That leaves carpet and commute. Balkum hands you roughly 1,040 sq ft against Manpada’s 985 on the same ₹2.5 crore; Manpada hands you the station and the tunnel.
Vasant Vihar
Delivered buildings here list between ₹23,000 and ₹27,050 per sq ft, August 2026. Set aside the pocket-wide average of ₹18,950, built from listings spanning ₹10,400 to ₹28,800.
Two buildings show why. Tata Glendale, completed in 2004, lists its 1,000 sq ft carpet 2 BHK around ₹2.3 crore on the open market, which works out to ₹23,000 per sq ft. Kalpataru Siddhachal Elegant, completed December 2017, offers 3 and 4 BHK from 1,242 to 1,687 sq ft and lists near ₹27,050.
Thirteen years apart, roughly ₹4,000 per sq ft between them. The ₹18,950 average is built from buildings neither of those buyers is looking at. Some tables also fold this pocket into Pokhran Road 2, so read a quote here twice.
The newest building of any scale here went up in 2017, which makes this the one pocket where every building is finished and old enough to judge. What you get is tree-lined lanes, Vasant Vihar High School, 3.9 km to central Thane, and a maintenance history you can inspect.
The catch is the payment plan: delivered stock wants your money in one go. True North works on primary sales. If Vasant Vihar is where you want to live, the honest route is a currently selling project on the adjoining Pokhran Road 2 corridor.
Comparison table of all the localities
Asking prices on carpet, August 2026. The third column divides the agreement value by each rate.
| Asking rate (carpet) | ₹2.5 Cr all in buys | Metro 4, opening stretch | Suits the buyer who wants | Costs you | |
| Hiranandani Estate | ₹25,000 | ~890 sq ft | Ghodbunder corridor, station to confirm | School, hospital and retail inside the gate | 8.9 km to Thane station, on a corridor that gained 4.5 percent in five years |
| Panch Pakhadi | ₹25,000 | ~890 sq ft | None on the opening stretch | To reach the station on foot | The smallest carpet of the six, and no township left to buy |
| Pokhran Road 1 and 2 | Road 2 ₹24,400; Road 1 not separately published | ~915 sq ft on Road 2 | Cadbury Junction, Majiwada | Low density and Yeoor-edge quiet | One developer sets most of the pricing |
| Manpada | ₹22,650 | ~985 sq ft | Tikuji-ni-Wadi, Kapurbawdi | The metro station and the tunnel portal | Dearer than Balkum, for less carpet |
| Balkum | ₹21,450 | ~1,040 sq ft | Kapurbawdi | Township scale and more carpet per rupee | A tunnel pitch that belongs to Manpada |
| Kolshet Road | ₹20,500 | ~1,090 sq ft | Majiwada | Space, and a 20-acre park | 2 BHK at 54 percent of supply, industrial belt adjacent |
| Vasant Vihar | Delivered stock ₹23,000 to ₹27,050 | 865 to 1,015 sq ft | Majiwada | A finished building with a visible history | Delivered stock only, so no construction-linked plan |
The first six rows assume an under-construction home at ₹2.23 crore; Vasant Vihar’s uses the ready-with-OC value of ₹2.33 crore. Add 40 to 50 sq ft to the other six if you buy ready.

Frequently asked questions
Which is the most posh area in Thane?
By locality asking rate, Panch Pakhadi and Hiranandani Estate lead the posh areas in Thane at around ₹25,000 per sq ft on carpet in August 2026, with Pokhran Road 2 behind at ₹24,400.
Individual buildings run higher. Vasant Vihar’s dearest delivered building is listed at ₹27,050, and the highest project rate across the six belongs to Courtyard by Wadhwa and Narang on Pokhran Road 2, at around ₹29,250.
What is the price of a luxury flat in Thane?
The price of a luxury flat in Thane starts around ₹2.5 crore all in, roughly double Thane City’s average registered home price of ₹1.22 crore in CY 2025. Grossed up for duty and GST, the named 3 BHK homes in this guide begin near ₹2.92 crore.
The ceiling for luxury apartments in Thane runs higher: ₹6.34 crore at L&T Evara Heights in Panch Pakhadi, and ₹6.90 crore all inclusive at Raymond Invictus by GS for 4.5 BHK homes of 2,433 to 2,744 sq ft carpet.
Keep the two bases straight. Your ₹2.5 crore is all in; a developer’s “from ₹X crore” is agreement value, and the gap runs to ₹27 lakh.
Is Hiranandani Estate a good place to buy in Thane?
For a family that wants a school, a hospital, a retail street and offices inside the gate, nothing else in Thane comes close. For a daily commuter into town, the station is 8.9 km away and the Ghodbunder Road corridor has appreciated about 4.5 percent over five years. Buy this estate for how you will live in it.
Which Thane area has the best connectivity?
Panch Pakhadi, on today’s infrastructure: ANAROCK places it roughly 1 km from both the station and the Eastern Express Highway.
Tomorrow’s infrastructure changes the answer. Metro 4’s opening stretch runs 10.5 km from Gaimukh to Cadbury Junction across eight stations, reaching Kolshet Road, Balkum, Manpada, Pokhran Road 2 and Vasant Vihar. Panch Pakhadi has none on it; Hiranandani Estate’s nearest is unconfirmed.
On 23 August 2026 that line was not carrying passengers. It had cleared its pit-line inspection and was awaiting the safety report, with services targeted around Diwali or the end of 2026. That target has moved several times, so check it on the day you decide.
Which Thane locality is best for families?
The best place to live in Thane with a family is Hiranandani Estate, on the strength of what sits inside the gate. School, hospital and daily retail are all within the estate, so a fourteen-year-old can move around unaccompanied.
Kolshet Road suits a family that wants room: ₹2.5 crore buys roughly 1,090 sq ft there against 890 in Panch Pakhadi. Vasant Vihar suits a family already settled in Thane, wanting a finished building and neighbours it knows.
Is luxury property in Thane a good investment?
Thane City registered ₹15,400 crore of residential transaction value in CY 2025, over 40 percent of the district total, with prices up 36 percent since CY 2021 (CRE Matrix with CREDAI-MCHI).
Set two things against it. Thane City carried about 55,600 unsold homes against quarterly absorption near 3,250, more than four years of stock. Maharashtra also held ready reckoner rates flat for FY 2026-27.
Appreciation is lopsided in a way city-level tables hide. Khopat rose 57.7 percent over five years against the Ghodbunder corridor’s 4.5, so the pocket matters more than the city.
Choosing between the six
Ranked by asking rate: Panch Pakhadi and Hiranandani Estate at ₹25,000, then Pokhran Road 2, Manpada, Balkum and Kolshet Road, with Vasant Vihar’s delivered buildings across the top half of that range. Ranked by carpet per rupee the order inverts, because carpet is your budget divided by the rate.
Three questions settle it, and no price list answers any of them: how many homes per acre are you buying into, what does the committed possession date say in writing, and does the infrastructure in the pitch terminate where the brochure claims?
Put those three to these six pockets and two claims come back wrong. Westgate carries two published possession dates 22 months apart. Balkum is sold on a tunnel whose Thane portal sits in Manpada.
So check three or four projects properly, knowing which question each is hiding from.
