What ₹2 Crore Gets You in Mulund vs Thane in 2026?

Shashank Rambhia Sep 26, 2026 20 min read

See what ₹2 crore buys in Mulund vs Thane in 2026, including carpet area, property rates, stamp duty, connectivity and investment potential.

Key Takeaways:

  • ₹2 crore, everything paid, buys about 625 sq ft of carpet in Mulund West. About 690 in Mulund East.
  • In Thane, the same money buys 680 sq ft to 1,375 sq ft. Depends entirely on which pocket. Twice the home, same cheque.
  • In central Thane there’s no bargain. Teen Hath Naka, Panchpakhadi, Hiranandani Estate, Pokhran Road 2, Wagle Estate: 680 to 735 sq ft. Mulund gives you 625 to 690. That’s it.
  • Stamp duty is 6 percent in Mulund, 7 in Thane. On ₹1.80 crore that’s ₹1.80 lakh. Worst case, ₹3.60 lakh.
  • The pockets where your money buys the most floor are the ones that grew least. Ghodbunder Road: up 4.5 percent in five years. Khopat: up 57.7 percent.
  • On this budget you pick space or you pick appreciation. Almost nobody tells you that.

You’ve probably already done the sums. Sat down one evening, added up what you’ve saved, what the loan gets you, what your parents can put in. Landed on ₹2 crore and thought, right, that’s a proper number. That buys something good.

Then you walked into a sample flat.

Here’s what nobody says out loud. ₹2 crore, after everything’s paid, buys you roughly 625 sq ft of carpet in Mulund West. Around 690 in Mulund East. In Thane it buys anywhere between 680 sq ft and 1,375, depending entirely on which part you’re standing in.

That last number is the one that gets people. Twice the home, same cheque, and it’s all Thane. Eleven kilometres of Ghodbunder Road between the two ends of it.

Those are carpet figures, worked out after stamp duty, registration and GST come off the top. That’s what you actually part with. The price sheet shows you a friendlier number, and the gap between the two is where most of these comparisons fall apart.

One more thing before the tables. Everyone asks me which suburb is better. What they’re really asking is whether the extra room in Thane costs them anything.

It does. Just not on the cost sheet.

What is the price difference between Mulund and Thane in 2026?

Mulund West asks around ₹28,800 per sq ft. Mulund East, around ₹26,100. Thane runs from about ₹26,250 at Teen Hath Naka down to about ₹12,950 at Owale. So the answer depends on which Thane you mean. Against central Thane there’s barely a difference. Against outer Ghodbunder, Mulund costs about 90 percent more.

Let’s do Mulund first, because it’s the easier one. Two micro-markets. One Central Line station. Boxed in on three sides.

Micro-marketAverage asking, ₹ per sq ftTypical range
Mulund West28,80023,500 to 35,400
Mulund East26,10022,850 to 32,200

Aggregated listing averages on a carpet-area basis, August 2026, cross checked against live developer price sheets.

Look at that Mulund West range for a second. Floor to ceiling, it’s a 51 percent spread.

And that spread isn’t random. ₹23,500 is new launch stock over on the LBS Marg side. ₹35,400 is delivered stock with a protected Yogi Hills or national park view out the window. So when someone quotes you Mulund property rates as one tidy number, ask them which of those two they’re talking about. Watch what happens.

Thane needs a longer table. Thane property rates only mean something once you stick a locality name on them. This is the table I build for every buyer who walks in comparing the two.

Thane micro-marketAsking, ₹ per sq ftCarpet on ₹2 crore all in
Teen Hath Naka26,250680 sq ft
Panchpakhadi25,000715 sq ft

Ghodbunder Road15,0001,190 sq ft
Kasarvadavali13,3001,340 sq ft
Owale12,9501,375 sq ft

Thane residential property rates on a carpet-area basis, August 2026. Carpet worked out on an under construction buy, after 7 percent stamp duty, ₹30,000 registration and 5 percent GST.

Now read the top five rows against Mulund West’s 625 sq ft.

Teen Hath Naka hands you 55 sq ft more. Wagle Estate, 110. And for that you’ve crossed into another municipal corporation, paid an extra point of stamp duty, and moved further from town.

Fifty-five square feet. That’s a large bathroom. Anyone selling you central Thane on space is selling you a bathroom.

The bottom five rows are a completely different conversation. Ghodbunder Road gives you 1,190 sq ft. That’s 565 sq ft more than Mulund West. A whole room, plus change. Hold that thought, because I want to come back to what it costs you.

One more number to carry with you. The average home registered in Thane City in 2025 sold for ₹1.22 crore.

Run that through the middle of the table and ₹1.22 crore is a 585 sq ft flat. So the locality averages you keep reading are being set by small flats changing hands. Not by the 3 BHK you’re actually shopping for. Which is exactly why I price against a specific building, never a locality.

Then there’s the money that sits outside the rate entirely.

On a ₹1.80 crore agreement valueMulund (MCGM)Thane (TMC)
Stamp duty6 percent, ₹10,80,0007 percent, ₹12,60,000
Stamp duty, woman as sole owner5 percent, ₹9,00,0006 percent, ₹10,80,000
Registration1 percent, capped ₹30,0001 percent, capped ₹30,000
GST, under construction5 percent, no input tax credit5 percent, no input tax credit
GST, ready with Occupancy CertificateNilNil

Mulund’s 6 percent already has the metro cess baked in. Thane’s seventh point is a local body tax. Thane Municipal Corporation charges it. Mumbai doesn’t.

Take the widest case, because it’s worth knowing. Put the flat in your wife’s name alone in Mulund. Compare that with a man buying on his own in Thane. Gap of ₹3.60 lakh, before anyone’s negotiated a single rupee.

Ask for this: a full cost sheet with every line named, for the exact unit. And get it in writing which municipal corporation the project sits in. Don’t work it out from the postal address. I’ve seen that go wrong.

What does ₹2 crore buy in Mulund?

A 2 BHK flat in Mulund. Carefully chosen. And that’s true of nearly every one of the flats in Mulund you’ll be shown at this budget.

Let me walk you through the arithmetic, because it’s tighter than people expect.

₹2 crore all in has to cover 6 percent stamp duty, ₹30,000 registration and 5 percent GST. What’s left is about ₹1.80 crore of agreement value on an under construction home.

Buy something ready with an Occupancy Certificate and there’s no GST. So you’re at roughly ₹1.88 crore instead.

Run both through Mulund West’s ₹28,800. Under construction, 625 sq ft. Ready, 655. Mulund East takes you to about 690.

Small caveat on those. They assume the rate you’re quoted already includes floor rise, parking and club charges. Often it doesn’t. When it doesn’t, knock another 3 to 8 percent off.

Now hold all that against what’s actually selling right now.

At Prestige Bellanza the entry 2 BHK Grandeur runs 735 to 842 sq ft of carpet. Lovely flats. But to squeeze 735 sq ft inside ₹2 crore all in, you need a rate around ₹24,500. That rate exists at the bottom of the Mulund West band. It does not exist in the marquee towers.

At Prestige Forest Hills, the entry 3 BHK starts at about 1,029 sq ft, from ₹2.82 crore of agreement value. All in, that’s roughly ₹3.13 crore.

So here’s where you actually stand. ₹2 crore in Mulund is a real 2 BHK budget. It’s a fantasy 3 BHK budget. You’re about ₹1.1 crore short, and no amount of negotiating closes a hole that size. I’d rather tell you that now than three weekends from now.

What are you buying beyond the carpet, then? Because that’s the whole case for paying it.

An MCGM address, and the cheaper stamp duty that comes with it. Sanjay Gandhi National Park on one side. Fortis right there in the suburb. A Central Line station one stop closer to town than Thane’s.

And a market that simply cannot grow. Real estate in Mulund is fenced in by the park, by Yogi Hills, by the municipal boundary. That’s most of the reason the rate holds when other rates get wobbly.

Got two projects on the table and can’t tell which cost sheet is being straight with you? Send me both. I’ll rebuild the all in number line by line, against the right municipal corporation, usually inside a working day. And I’ll tell you which one is quoting a rate that quietly leaves half the charges out.

What does ₹2 crore buy in Thane?

Anywhere from a compact 2 BHK to a proper 3 BHK. Your postcode decides it. Not your budget.

Same arithmetic, one extra point of stamp duty. ₹2 crore all in leaves about ₹1.78 crore of agreement value under construction. About ₹1.87 crore if it’s ready.

Run that through the table and Thane splits three ways. Let me take them one at a time.

Central Thane: you’re buying Mulund, at Thane’s stamp duty.

Teen Hath Naka, Panchpakhadi, Hiranandani Estate, Pokhran Road 2, Wagle Estate. All of them land you at 680 to 735 sq ft. This is where most of the luxury flats in Thane sit now. It’s also where the whole space argument quietly dies.

Buy here if you want a Thane address, or the Trans Harbour line, or one particular building you’ve fallen for. Those are all fine reasons. Just price that extra percentage point honestly while you’re doing it.

Middle Thane: this is where the 3 BHK shows up.

Kapurbawadi, Manpada, Balkum, Majiwada, Kolshet Road. You’re at 785 to 870 sq ft. Compact three-bedroom rather than a generous one, but real.

Wagle Estate deserves a closer look, because launch pricing there is currently sitting below the locality average. At Dosti 604 the 2 BHK runs 700 to 760 sq ft from ₹1.46 crore. The 3 BHK runs 970 to 1,100 sq ft from ₹2.12 crore.

That works out near ₹21,900 per sq ft against a locality asking average of ₹24,300. Go check the registration yourself on MahaRERA before you go any further. Takes two minutes.

L&T Vayam sits in the same pocket. Its 2 BHK Elegante runs 668 to 814 sq ft. The 3 BHK Premiere, 1,102 to 1,263.

On that pricing, ₹2 crore all in comfortably clears a good 2 BHK on a high floor. And stops about ₹38 lakh short of the 3 BHK.

Outer Thane: Here’s the space you came looking for.

Kavesar, Waghbil, Ghodbunder Road, Kasarvadavali, Owale. 1,070 to 1,375 sq ft. Most of the 3 BHK flats in Thane a ₹2 crore buyer can genuinely afford are out here, and they’re properly sized. Not squeezed.

About the infrastructure, since everyone brings it up

The Thane real estate market has a big infrastructure story attached to it. I want to give it to you straight rather than excited, because excited is how people end up paying tomorrow’s price today.

The Metro 4 and 4A corridor runs Wadala to Gaimukh. Mulund’s on it too, with stations coming at Mulund Naka and Mulund Fire Station.

But the first stretch to open is Gaimukh to Cadbury Junction. That’s 10.5 km, eight stations, and every single one of them is in Thane.

As of late August 2026 it isn’t carrying passengers yet. The pit line safety inspection is cleared and MMRDA is waiting on the report. Opening is targeted around Diwali, or the end of the year.

Treat that as an intention rather than a date. It’s already moved past December 2025, then early 2026, then April 2026.

Three other things matter. The Thane Internal Ring Metro, 22 stations, started construction in April 2026. The Thane to Borivali twin tunnel is 11.84 km, targeted for May 2028, and would turn a 23 km crawl into roughly fifteen minutes.

On the Mulund side, the Goregaon Mulund Link Road twin tunnels run 5.30 km from Film City to Amar Nagar. First boring machine broke ground in August 2026. Completion targets range from late 2028 to early 2029.

Rates and carpet as of August 2026. Five-year change figures are locality-level and directional.

Sit with that fifth row a minute. It’s the reason I wanted to write this.

Over five years, Ghodbunder Road moved 4.5 percent. Kasarvadavali, 4.7. Owale, 4.9.

Over those same five years? Khopat moved 57.7 percent. Kalwa, 54.7. Kolshet Industrial Area, 41.6. Wagle Estate, 31.7.

Thane’s appreciation happened in the old core. It did not happen along the corridor every brochure sells you as the growth story.

There’s a fair explanation for it and I give it to everyone who asks. The outer corridor started from a much lower base. It also soaks up the heaviest new supply. Both of those hold the percentage down.

But the explanation doesn’t change what happened to you. Buy 1,190 sq ft on Ghodbunder Road and you get the space. You don’t get the appreciation. Those two things are connected, and I don’t think enough people say so.

One last line in that table, and it’s about the train.

Thane station carries the Central Line plus the Trans Harbour line to Vashi and Panvel. It’s also a terminus, which means trains start there and you’ve got a fighting chance at a seat.

Mulund is Central Line only. One stop, about four minutes short of Thane.

So if you’re heading towards Navi Mumbai, Thane isn’t slightly better, it’s a different world. If you’re heading towards Dadar, Parel or CSMT, Mulund puts you a stop closer. And in the morning peak, one stop feels like three.

Which is better to buy in, Mulund or Thane?

Mulund suits buyers who need a Mumbai address, shorter commutes to the eastern suburbs and central Mumbai, and a supply constrained market that holds its rate. Thane suits buyers who want more carpet area, township formats and larger amenity scale for the same money. Neither is better in the abstract. What decides it is where you travel to, and how long you plan to stay.

That’s the balanced answer. Now here’s mine.

Commuting daily to BKC, Powai or south Mumbai? Buy Mulund.

You’ll make that journey around 480 times a year. Think about that for a second. Mulund gives you a stop closer on the Central Line, a shorter run on the Eastern Express Highway, and no Ghodbunder Road bottleneck at either end of your day.

Buy the address, take the 2 BHK. You’re buying the commute. The flat comes along with it.

Need the room more than the address? Outer Thane. Eyes open.

Kavesar, Waghbil, Ghodbunder Road, Kasarvadavali, Owale. On this budget they’re the only places where ₹2 crore turns into a properly sized 3 BHK.

And think about who’s living there. Family of four. Two adults who both work from home and keep colliding in the same room. Or your mother moving in next year, which changes everything. For any of them, 1,190 sq ft against 625 is worth more every single day than a Mumbai pincode is worth once a year.

So take it. Just take it knowing those same pockets moved 4.5 to 4.9 percent in five years while the old core moved thirty to fifty. On ₹2 crore you’re choosing space or appreciation. You don’t get both. I wish that weren’t true.

Selling inside five years? Mulund. And it isn’t close.

Thane City is sitting on about 55,600 unsold homes. Quarterly absorption runs near 3,250. Do that division and it’s more than four years of standing stock.

New launches did fall by half in 2025, which helps. It hasn’t cleared yet though.

Sell into that and you’re the price taker, with three competing towers going up beside you and a developer next door running a scheme. Mulund can’t build itself into the same corner. The park, the hill and the boundary won’t let it.

Parents moving in? Ignore most of what I’ve written.

Weight the hospital. Weight whether the immediate lane is walkable. Weight how fast a car can actually get out at two in the morning, which is the thing nobody thinks about until the night they need it.

Fortis anchors Mulund, Jupiter anchors Thane West, so the decision usually gets made in the last 400 metres rather than the last ten kilometres. A chemist on the ground floor and a level footpath will matter more than any clubhouse in either city.

Now the bit nobody selling in both markets is going to tell you.

For most people on a ₹2 crore budget, one of these is clearly right and the other is a compromise wearing a choice’s clothing. And which is which comes down almost entirely to where you commute.

Answer that in ten seconds and the shortlist writes itself. Everything else here follows from it.

One correction before you go. If you’re looking at central Thane because someone told you Thane gives you more space, please check the arithmetic on your own cost sheet.

At Panchpakhadi you’ve bought 90 square feet over Mulund West and paid an extra point of stamp duty for the privilege. That’s a Thane address at a Mulund price. Which is a perfectly good reason to buy. It’s a poor reason to think you saved money.

Questions I get asked most

Is Mulund more expensive than Thane?

Against central Thane, barely. Mulund West asks around ₹28,800 per sq ft. Teen Hath Naka asks ₹26,250, Panchpakhadi ₹25,000, so you’re looking at under 15 percent, and Thane’s extra point of stamp duty eats into that. Against outer Thane the gap is real: ₹28,800 against ₹15,000 on Ghodbunder Road and ₹12,950 at Owale. Mulund’s also cheaper on stamp duty, 6 percent against 7. Rates as of August 2026.

What can I buy for 2 crore in Mumbai?

In Mulund, about 625 to 655 sq ft of carpet in the west, about 690 in the east. That’s a 2 BHK. In Thane, between 680 sq ft and 1,375 depending on the pocket, so anything from the same 2 BHK up to a comfortable 3 BHK. All of those are after stamp duty, registration and GST come out of the ₹2 crore, which is how a budget actually works. Head west or south and a ₹2 crore flat in Mumbai buys steadily less. The same money in the western suburbs or the island city gets you a 1 BHK, or a small 2 BHK if you’re lucky.

Is stamp duty higher in Thane than Mulund?

Yes, by one percentage point, and it’s the most commonly missed cost in this corridor. Mulund sits in the Municipal Corporation of Greater Mumbai at 6 percent, which already includes the 1 percent metro cess. Where a woman is sole owner it drops to 5 percent. Thane sits in Thane Municipal Corporation, which adds a 1 percent local body tax on top, so 7 percent, or 6 percent for a woman as sole owner. Registration is 1 percent capped at ₹30,000 in both. On a ₹1.80 crore agreement value that’s ₹1.80 lakh between them. Rates as of August 2026.

Which has better connectivity, Mulund or Thane?

Thane has more of it. Mulund has better placement. Thane carries the Central Line plus the Trans Harbour line to Vashi and Panvel, holds terminus status so some trains start there, and gets the first eight stations of the Metro 4 and 4A corridor. Those are targeted around Diwali 2026 and aren’t carrying passengers yet. Mulund is Central Line only, one stop closer to Dadar, Parel and CSMT, with a shorter road run to Powai and BKC. It’s also getting its own Metro 4 stations at Mulund Naka and Mulund Fire Station further along the same line. Heading to Navi Mumbai, Thane. Heading to town or the eastern suburbs, Mulund.

Is Mulund or Thane better for investment?

Depends which Thane you mean. Mulund is supply constrained inside Mumbai city limits, which supports both the rate and your exit. Thane real estate prices start lower and carry more of the near-term infrastructure story. Thane City is also holding about 55,600 unsold homes against roughly 3,250 quarterly absorption, which is over four years of stock. And here’s the part most buyers never see: over five years Khopat rose 57.7 percent and Kalwa 54.7, while Ghodbunder Road rose 4.5 and Kasarvadavali 4.7. Buying Thane for appreciation means buying the old core. Buying it for space means accepting the appreciation has been happening somewhere else.

Can I get a 3 BHK for 2 crore in Mulund or Thane?

In Thane, comfortably at Kavesar, Waghbil, Ghodbunder Road, Kasarvadavali and Owale, where ₹2 crore all in reaches 1,070 to 1,375 sq ft. At Majiwada, Kolshet Road, Balkum, Manpada and Kapurbawadi it reaches 785 to 870 sq ft, so a compact three-bedroom. In central Thane, no. In Mulund, also no. ₹2 crore all in leaves about ₹1.80 crore of agreement value, while the entry 3 BHK at Prestige Forest Hills starts around 1,029 sq ft from ₹2.82 crore of agreement value, roughly ₹3.13 crore all in. If a 3 BHK in Mulund is a requirement rather than a preference, your realistic budget starts nearer ₹2.9 to ₹3.1 crore all in.

Before you shortlist anything

Most people come to me holding a rate and a floor plan. Almost nobody comes holding a cost sheet.

Which is a shame, because the cost sheet is the only one of the three that tells you what you’re actually spending. On a ₹2 crore purchase, the rate and the cost sheet sit ₹25 to ₹35 lakh apart, once stamp duty, GST, floor rise, parking, club charges and corpus each get a line of their own.

There’s one question worth asking that has nothing to do with either suburb. Ask who holds your file from booking to keys.

You want the person still picking up at registration. At loan disbursement. At the possession walkthrough, and again at the snag list, months after the executive who booked you has moved on to the next enquiry.

On most transactions that person doesn’t exist. So you end up project managing your own purchase, right at the point where you’ve paid the most and have the least room to push back.

That’s the part I handle. I advise on residential projects in Mulund and Thane only. Small map, deliberately. It’s why I can argue with you about a specific floor in a specific tower instead of waving at a suburb.

Sometimes the honest answer is that the project’s fine and the floor is wrong. Sometimes it’s that ₹2 crore is the wrong budget for the brief you’ve written, and one of the two needs to move.

Send me the two projects you’re weighing up and either cost sheet. I’ll run the numbers against the right municipal corporation and tell you what I find. Including when what I find is that you should keep looking.
