Thane Real Estate in 2026: Property Rates, Price Trends and What Buyers Should Check

Shashank Rambhia Sep 20, 2026 15 min read

Thane property rates run from about ₹13,000 to ₹27,000 a square foot of carpet. Most of India's biggest developers now build here. Here's what the numbers say, and how to check the one you've been quoted.

Key takeaways

  • A Thane flat costs ₹13,000 to ₹27,000 for every square foot of carpet. Most of what’s actually for sale sits between ₹18,000 and ₹23,000. On a 650 square foot 2BHK, that’s roughly ₹1.17 crore to ₹1.50 crore, before stamp duty.
  • A brand-new flat costs about a fifth more than a finished one nearby. In Majiwada, ₹19,000 to ₹28,000 a square foot for a new launch, against ₹15,500 to ₹23,500 for something you can move into now. Nobody will put that to you as a choice. It is one.
  • Prices rose hard, then stopped. The Thane average went from about ₹12,400 a square foot in 2020 to ₹19,800 by mid-2025. Since then, low single digits. If a sales desk quotes you the old growth rate, they’re quoting history.
  • Most of India’s biggest builders now build in Thane. Lodha, Godrej, Oberoi, Kalpataru, Piramal, Adani, L&T, Tata, Birla, Raymond, Rustomjee, Runwal, Dosti and Hiranandani. Prestige bought in this July. That cuts your risk of ending up in a project that stalls.
  • There are about 55,600 unsold flats in Thane. At the rate they’re selling, four years’ worth. Which means you can walk away from a deal and there will be another one.
  • Where you buy has mattered more than when. Khopat is up 57.7 percent over five years. Kalwa 54.7. Ghodbunder Road, the corridor everyone sells you on the metro, is up 4.5.

Thane property rates in 2026 run from about ₹13,000 to ₹27,000 a square foot of carpet. Most of what’s for sale sits in the middle, ₹18,000 to ₹23,000. On a 650 square foot 2BHK that’s ₹1.17 crore to ₹1.50 crore before stamp duty, and if you’re looking at Kolshet, Majiwada or Balkum, that’s your range.

You’ll find lower numbers online. Ignore most of them. One table still doing the rounds puts Majiwada at ₹12,700 and Panch Pakhadi at ₹15,200. It was written in 2022 and nobody updated it since. Check a page’s date before you trust its rates.

One gap is real. A brand-new flat costs about a fifth more than a finished one on the same street, and that holds across thirteen Thane areas. A new launch in Majiwada runs ₹19,000 to ₹28,000 a square foot. Something you can move into now runs ₹15,500 to ₹23,500. Sometimes that premium is worth paying. Just pay it on purpose.

This is general information for home buyers, not legal, tax, investment or financial advice.

What are property rates in Thane in 2026?

Thane property rates in August 2026 run from about ₹13,000 a square foot in the outer Ghodbunder belt to about ₹27,000 in the Hiranandani pockets, on carpet area. Most flats on the market sit between ₹18,000 and ₹23,000, which puts a 650 square foot 2BHK at ₹1.17 crore to ₹1.50 crore.

All figures are carpet area. I’ve checked them against a second, unrelated source, and the two agree closely on nine of these thirteen areas.

Kasarvadavali13,30012,000 to 18,00011,000 to 15,500

Treat Ghodbunder Road and Kalwa as rough guides. Both are long strips where one address is nothing like the next. Four expensive pockets sit outside the table: Hiranandani Meadows ₹27,350, Teen Hath Naka ₹26,250, Khopat ₹25,700, Wagle Estate ₹24,300.

But here’s the number that matters more. Last year the average flat registered in Thane City sold for ₹1.22 crore. At ₹20,850 a square foot, that buys about 585 square feet of carpet. A compact flat. So if you’re shopping a three-bedroom, that area average was set by flats nothing like yours. Expect to pay above it.

Are Thane property prices still rising in 2026?

Thane real estate prices climbed hard from 2020 to 2024, then flattened. The city average moved from roughly ₹12,400 a square foot in 2020 to roughly ₹19,800 by mid-2025, up about 60 percent. Growth through 2026 has been low single digit almost everywhere in the city.

A sales executive will quote you the three-year number. ₹13,550 in mid-2022 to ₹19,800 in mid-2025, up 46 percent. The registry backs him up, with Thane City prices up 36 percent since 2021. That run was real. Anyone who bought early has done well.

But two things changed. There are now about 55,600 unsold flats in Thane and they’re selling at roughly 3,250 a quarter, which is four years’ worth. That number is falling rather than growing: it came down 8 percent, builders launched half as many new projects in 2025, and in the first quarter of this financial year Thane sold 3,130 flats against 2,910 launched. If you’re the one buying, four years of unsold flats is leverage.

And the state froze ready reckoner rates for 2026-27, so your stamp duty base didn’t move this year.

My read: the growth story you’ll hear in most Thane sales offices is a 2020-to-2024 story, still being told in 2026. I’d be careful with any confident forecast, bullish ones included.

Which areas in Thane have the highest property rates?

The highest Thane residential property rates sit in the Hiranandani pockets, Panch Pakhadi, Teen Hath Naka and Khopat, ₹24,800 to ₹27,350 a square foot. The mid band at ₹18,000 to ₹23,000 covers Kapurbawdi, Manpada, Balkum, Majiwada and Kolshet Road. The entry band, ₹13,000 to ₹16,500, is the outer Ghodbunder belt.

The old core, through Naupada, Panch Pakhadi, Khopat and Charai, is priced by scarcity. It’s built out, it’s a short hop to Thane station, and what changes hands is redevelopment or resale. Wagle Estate is the one I’d watch, an industrial estate turning residential.

The middle band is where the cranes are. Kolshet Road, Balkum, Majiwada and Kapurbawdi carry most of the under-construction real estate projects in Thane, so that’s where you still have room to push on price. If you’re comparing real estate projects in Thane on price alone, start here.

The cheapest band is the Ghodbunder corridor, and its five-year record is soft. But I wouldn’t read that as a verdict on the place. More new flats get built there than anywhere else in the city, and an area can improve for years while prices sit still, because every improvement meets another launch.

And here’s what decides more than any of it. Inside one project, the floor you pick, the line you’re on and which way you face move your rate further than the area does. I’ve seen two flats in the same building, same carpet area, quoted twelve percent apart. Those premiums reach you blended into one number. That’s why they slip past.

Who is actually building in Thane?

Most of India’s largest listed developers now hold Thane city land. Lodha, Godrej, Oberoi, Kalpataru, Piramal, Adani, L&T Realty, Tata, Birla, Raymond, Rustomjee, Runwal, Dosti and Hiranandani all build here. Prestige signed in during July 2026.

That matters to you for one reason. A builder with a listed balance sheet has more to lose from a stalled project than a local one does, and delivery risk is the biggest uninsured risk you carry on an under-construction flat.

The Kolshet belt shows it best. Inside a few square kilometres off one road sit Lodha Amara across about 40 acres, Lodha Sterling and Crown, Kalpataru Parkcity at somewhere between 100 and 108 acres, Oberoi Forestville on 18 acres with possession due December 2029, Godrej Ascend, and Runwal’s Lands End. Piramal Vaikunth is alongside at Balkum Pada.

Kalpataru Parkcity shows what a township looks like grown up. Over 1,900 families live there and the first phase has been ready since December 2019, so the roads, the school run and the water pressure are things you can go and see rather than be shown in a rendering. The current launch, Estella, opened June 2025 from about ₹1.85 crore for a 2BHK to ₹4.80 crore for a 4BHK. But settle one thing first: Kalpataru’s own site shows Estella possession as December 2031 on one page and 2032 on another. On a six-year wait, get that in writing.

Prestige is the newest name and needs the most care. On 30 July 2026 it disclosed a 14.6 acre Thane deal worth around ₹6,000 crore. What it doesn’t have is a project name, a price, an approval or a MahaRERA number. Nothing is on sale. And there are already sites quoting rates for “Prestige Kolshet.” None of them are Prestige. Anyone offering you a booking on that land today is selling something that doesn’t legally exist.

Not everyone is here, and that’s worth knowing before someone tells you otherwise. DLF, Sunteck, Ajmera, Wadhwa and Mahindra Lifespaces have no live project in Thane city.

One practical note. MahaRERA now issues two number formats. Older Thane projects carry a P517 series; 2025 and 2026 registrations carry PR13. I’ve watched buyers assume a PR13 number was fake and walk away from a properly registered launch. Check it on the portal rather than judging how it looks.

What is driving Thane real estate prices?

Three things hold Thane property rates where they are: fewer launches, taller and better-finished buildings, and infrastructure that got priced in years before it opened.

Launches fell. Down 50 percent in 2025. Builders stopped adding to a market already holding four years of stock, which is what stopped rates sliding and what protects anyone who already bought.

Buildings got taller and better finished. As they do, the rate per square foot climbs even where the land underneath hasn’t moved. So some of what gets called growth in the Thane real estate market is really a change in what’s being sold, and property prices in Thane look stronger on paper than they are underneath. Check you’re comparing like with like before you accept any appreciation figure.

The metro still isn’t running. Lines 4 and 4A go Wadala to Kasarvadavali to Gaimukh, and neither carries passengers. The first phase covers 10.5 km and eight stations, Gaimukh to Cadbury Junction. It cleared its pit-line safety check in late August 2026 and MMRDA awaits the commissioner’s report, targeted around Diwali or year-end, after already passing December 2025, early 2026 and April 2026. The Thane-Borivali twin tunnel, 11.84 km, targets May 2028 and should cut a 60 to 90 minute drive to about 15.

But watch the order things happen in. Somebody has been selling Ghodbunder on that metro since 2019 and the line still hasn’t run. You can pay today for infrastructure that lands later and come out ahead. Just price it for the delay you’ve watched, not the brochure.

How to check whether a Thane flat is fairly priced

Compare your quote against flats that actually sold in the same building, or the one next door. An asking price tells you what someone hopes to get.

Five things to ask for, in order.

Three registered agreements from the same tower or the one beside it, last six months. Check them yourself on the IGR Maharashtra portal rather than taking a printout. A registered agreement records what somebody actually paid.

The ready reckoner rate for that survey number. It’s the state’s valuation floor for stamp duty, and it didn’t change on 1 April 2026. A quote well above it is ordinary in Thane. A quote close to it is a fair thing to ask about.

The cost sheet, with every head named separately. Then do the taxes yourself. Thane stamp duty is 7 percent for a male sole buyer: 5 percent duty, 1 percent local body tax, 1 percent metro cess. It drops to 6 percent where a woman is sole or primary holder. Registration is a flat ₹30,000 above ₹30 lakh. GST is 5 percent on under-construction with no input credit, 1 percent on affordable housing up to ₹45 lakh, nil on a ready flat with its Occupation Certificate. On a ₹1.5 crore flat, that ownership difference alone is ₹1.5 lakh.

Floor rise, view premium and corner premium as separate numbers. Then ask what the same carpet area costs on the third floor and the twenty-third. That gap is the real answer to what a property rate in Thane per sq ft means for your flat.

The MahaRERA number, checked on the portal by you. Not the brochure, not a channel partner’s site. A project being sold without a live registration isn’t facing a paperwork delay. It’s a project nobody can legally sell you yet.

A sales team that can’t produce the first and the last of those has told you something. And it beats any rate table.

Should you buy in Thane now or wait?

If you’re buying to live in the home long term, timing the market matters less than whether the specific unit is fairly priced. If you’re buying for appreciation inside a few years, in a pocket where a lot of new flats are still going up, the sums are different. Nobody can forecast this market reliably, me included.

It splits two ways.

A home you’ll live in for ten years. The flat and the builder carry your risk; the cycle barely touches it. A flat bought 8 percent above fair value in a project that lands on time beats a bargain in one that stalls. Spend the effort on delivery certainty and on what nearby flats sold for.

A flat you plan to sell inside five years. Four years of unsold flats is a headwind, and Ghodbunder carries most of them. A real estate investment in Thane made in the old core over five years did very well; the same money on the outer corridor did about 5 percent.

I don’t know where Thane property prices go next, and I’d doubt anyone who says they do. But you can settle in an afternoon whether this flat is priced in line with what sold nearby.

Frequently asked questions

What is the average property rate in Thane?

About ₹20,850 a square foot of carpet in Thane West, ₹18,850 in Thane East. But neither will match your quote, because both average across sizes, floors and vintages.

Why do different websites show different Thane property rates?

Usually because one is old. Published Thane residential property rates go stale faster than the pages carrying them. Find the original publication date, not the “last updated” stamp, and drop anything written before 2025. Then check it says carpet, built-up or saleable, and drop it if it doesn’t. What survives should land within about 10 percent of the table above. The one real difference is new against ready, about 19 percent apart.

Have Thane property prices stopped rising?

They’ve largely flattened. The heavy growth ran from 2020 to about 2024, and property prices in Thane have moved low single digit through 2026, with four years of unsold flats holding them down.

How do I know if I am overpaying for a flat in Thane?

Get three registered agreements from the same tower or the one beside it in the last six months, and check them on the IGR Maharashtra portal. Then split your quote into base rate, floor rise, view premium and corner premium. If your all-in rate sits more than 8 to 10 percent above what those flats sold for on a similar floor, that gap needs a better answer than “this is the current rate.”

Which Thane locality has appreciated the most?

Over five years Khopat leads at about 57.7 percent, then Kalwa at 54.7. But read both carefully. Each booked more than half that gain in the last twelve months, which usually means thin listing counts rather than a real re-rating.

Will the metro increase Thane property prices?

It depends on what the home is for. Mulund sits inside Mumbai city limits, carries the lower stamp duty and generally the higher per square foot rate. Thane offers larger land parcels and township scale for the same budget, at the higher duty. If the home is for parents living there now, proximity to family and hospitals usually decides it. If it is a fifteen year hold, the land parcel and the developer’s delivery record matter more than either.

Is Thane cheaper than Mumbai?

Materially, yes. Thane residential property rates in the middle band run ₹18,000 to ₹23,000 a square foot of carpet, well under the comparable western suburbs of Mumbai. That gap is why Thane real estate stands as its own choice rather than a fallback. Ask what the commute costs you in hours.

Is it the right time to invest in real estate in Thane?

Depends which Thane you mean. Investing in Thane real estate is really a choice between pockets, not a choice about the city. Rates are flat now and stock is heav

Your quote is four numbers wearing one coat. A base the micro-market sets. A floor rise the tower sets. A premium the view sets. And a discount set by how much unsold stock that builder carries this quarter. Published Thane property rates get the first one roughly right and say nothing about the rest.

But the rest is where your money is, and it’s the easiest part of the purchase to settle if you ask before you talk about the price.
